Gil Rosa

FOUNDER & CEO / PRINCIPAL-IN-CHARGE

Gil Rosa has spent 30 years in the gap between what gets designed and what gets built, the place where intent collides with field conditions and projects are won or lost. He has worked every side of that table: trained as an architect, seasoned as a builder, trusted as an owner's representative. Over three decades, Gil has navigated capital projects from $6M to $48M. He was an integral member of several prominent NYC architectural firms, managed affordable housing development at Habitat for Humanity NYC, and served as Senior Project Manager at Abyssinian Development Corporation, one of Harlem's most consequential community development organizations. Having operated on both sides of every table in this industry, he knows what each party needs, where communication breaks down, and how to keep a project moving when it stalls. In 2015 he founded GRPM Services LLC in New York City to formalize what he'd always done: bridge the gap. Today GRPM serves owners who need a trusted navigator, contractors who need the drawings translated into executable plans, and architects who need their design intent protected once the work hits the field. His approach is shaped by more than construction. A student of Zen philosophy and martial arts, Gil brings a practitioner's discipline to every engagement, the belief that clarity of purpose, preparation, and presence are what separate projects that drift from projects that deliver. He calls it the outcome mindset. At GRPM, it's the operating principle. He doesn't manage from a distance. He reads the site, asks the hard questions early, and builds the strategies that keep work moving when the unexpected arrives. In construction, it always does.

Paul Nair

SENIOR PRINCIPAL / PROJECT EXECUTIVE

Paul Nair has spent more than 38 years building in New York City from every position on the field: owner's rep, general contractor, construction manager, subcontractor, estimator, field super. He has held the budget, written the scopes, leveled the bids, and closed out the paperwork. When he walks a site, he sees what the architect intended, what the contractor is building, and where the two are about to diverge. His range is the rare part. Trained in architecture at Pratt Institute, Paul started at the drafting table, preparing construction documents and inspecting ornamental facades, learning firsthand what happens when design meets the real world. Then he crossed to the other side: running estimating and purchasing for major NYC union general contractors, building and operating his own union masonry and carpentry firm, and managing projects from $20M to $150M, foundation through sign-off and occupancy. The project list speaks for itself. The RIU Plaza Hotel Times Square, the first ground-up $100M+ non-union project in NYC history. Jazz at Lincoln Center. Nick Busa

SENIOR PROJECT CONSULTANT

Nicholas Busà builds outcomes. His edge is anticipation: he reads a set of conditions, spots where the drawings and the field are about to diverge, and has the work-around ready before the call comes in. From concept through certificate of occupancy, that field intelligence is what keeps projects on budget, on schedule, and true to the owner's original intent. His background runs wide. Millwork drafting, custom kitchen and high-end residential design, hospitality and hotel-group estimating, and property development work with organizations including Habitat for Humanity NYC. He's equally at home reading structural drawings and managing subcontractor schedules, which is exactly the skill set owners and architects need once a project hits the field. At GRPM, Nicholas works across all three of the firm's disciplines: guiding owners through the complexity of development and renovation, helping contractors decode drawings and manage workflows, and giving architects on-site representation that protects their design intent when it matters most. His current project reach spans Provincetown, Cape Cod, New York City, Westchester County, Florida, and Puerto Rico. What sets him apart is that anticipation. Reading conditions, identifying where the gap between drawings and field is about to become a problem, and having the plan ready before anyone asks. That isn't just experience. That's the outcome mindset.
